Lodgers

Always ask Broadacres before taking a lodger as some tenancies are not designed for this purpose. You could be in breach of your tenancy if you take on a lodger.

A lodger pays you for the accommodation, lives with the family and does not have a particular part of the property that is just for them.

If you have permission for a lodger, you:

  • should tell Universal Credit (or the local council if you receive housing benefits) as your entitlement may be affected;
  • are responsible for making sure that they also follow the tenancy conditions;
  • must make sure that your property is not overcrowded as a result of them moving in;
  • should tell the local council if you receive Housing Benefit as your entitlement may be affected; and
  • are responsible for making arrangements when you want them to leave.

Subletting

You may be able to sublet part of your accommodation, although you may need written consent, depending on your tenancy agreement. Please ask for advice.

Subletting means someone pays you to live in part of your property which only they can use.
