New homes ready for customers in Kirkby Malzeard

Customers have started moving into their new Broadacres homes at a new development in the rural village of Kirkby Malzeard, near Ripon.

The 33-home scheme at Laverton Oaks is the latest to be delivered through a partnership between Broadacres Housing Association, North Yorkshire Council’s Brierley Homes, and North Yorkshire Council. The partnership aims to deliver more affordable homes across the county.

Thirteen of the homes are affordable and are being managed by Broadacres, with the remaining 20 homes available for private sale through Brierley Homes.

Of the affordable homes, nine are for social rent and four are available through shared ownership, helping people take their first step onto the property ladder without the need for a large mortgage. All of the Broadacres homes have been allocated to people with a local connection to Kirkby Malzeard.

The development includes a mix of one-bedroom bungalows and two, three and four-bedroom homes, supporting a wide range of housing needs within the local community.

All homes at Laverton Oaks have been built with sustainability in mind. They are heated using renewable air source heat pumps and include features such as triple glazing and enhanced insulation, making them net-zero ready.

Claire Townson, Chief Executive at Broadacres, said:

“This is an exciting partnership between organisations committed to providing affordable housing in rural communities where demand is high.

“The scheme at Kirkby Malzeard is a great example of what good quality affordable housing should look like, from energy efficiency and design to the range of homes available and how they support people at different stages of life.”

Tony Dodds, Managing Director at Brierley Homes, said:

“Our site at Kirkby Malzeard is really starting to take shape, and it’s fantastic to see the development come to life and begin to be enjoyed by residents.

“Working with Broadacres allows us to support local housing needs while delivering homes that are modern, sustainable and built to last.”

Cllr Simon Myers, North Yorkshire Council’s Executive Member for Housing, said:

“It’s wonderful to see customers moving into their new homes at Laverton Oaks. Developments like this are vital for rural communities, where the need for affordable housing is especially high.

“This partnership helps ensure local people can continue to live in the places they know and love, in high-quality, energy-efficient homes that meet a range of needs.”

All homes delivered by Brierley Homes are built to the Future Homes Standard, meaning they are highly energy-efficient and designed to be zero-carbon ready.

This scheme is another step towards delivering great homes and supporting great communities across North Yorkshire.
