At Broadacres, we understand that anti-social behaviour (ASB) can have a harmful impact on individuals and communities. Everyone deserves to feel safe and comfortable in their home, and we are committed to supporting customers who experience anti-social behaviour and discrimination.

Our aim is to ensure that all customers are able to live in their homes free from anti-social behaviour and discrimination.

 

What is anti-social behaviour?

Anti-social behaviour can take a variety of forms and may include:

  • verbal abuse
  • harassment
  • threats of violence
  • noise nuisance
  • vandalism or damage to property
  • using or selling illegal drugs
  • other criminal behaviour

If behaviour is causing nuisance, alarm or distress to others, it may be considered anti-social behaviour.

 

Hate incidents and hate crime

Broadacres is committed to promoting equality, diversity and respect within our communities.

We take any behaviour that is perceived to be motivated by prejudice or hate extremely seriously. This includes incidents relating to protected characteristics such as:

  • race
  • religion
  • disability
  • sexual orientation
  • gender identity

We encourage customers to report any hate incidents or hate crimes so that we can provide support and work with partner agencies where appropriate.

 

How we support customers

Broadacres takes a victim-led approach to resolving anti-social behaviour cases. This means we work closely with the person affected to understand their situation and develop a tailored action plan.

This may include:

  • providing advice on reporting incidents and gathering evidence
  • introducing support measures where needed
  • agreeing actions Broadacres can take to address the issue
  • maintaining regular contact until the case is resolved

Many cases can be resolved through early intervention or warnings.

 

Working with partners

We work closely with partner agencies, including the police and local councils, to address anti-social behaviour effectively.

Where appropriate, we may also use mediation services to help customers reach amicable agreements and resolve issues between neighbours.

Most anti-social behaviour cases can be resolved through early intervention, support and warnings. However, in more serious cases where behaviour continues and other options have been exhausted, Broadacres will take formal enforcement action.

In 2025, three tenancies were ended due to serious and substantial anti-social behaviour.

 

How to report anti-social behaviour

If you are experiencing anti-social behaviour or hate-motivated incidents, we encourage you to report it to us. We understand incidents can happen at any time, and we aim to make reporting concerns as easy and accessible as possible.

  • speak to any member of Broadacres staff
  • email [email protected]
  • report concerns through your local councillor or MP
