Investing in Homes for Local People, Supporting Stronger, More Sustainable Communities

New Affordable Homes Planned in Hunmanby Following Second Home Tax Funding

Broadacres has welcomed new funding that will support the delivery of 15 affordable homes in Hunmanby, helping address the growing demand for homes local people can afford in coastal and rural communities.

The scheme is set to become the first affordable housing project to benefit from additional funding raised through North Yorkshire Council’s council tax premium on second homes, which was introduced in April 2025. The premium adds a 100% charge on second homes, with the income ring-fenced to support affordable housing and community-led projects across the county.

Subject to planning approval, the homes will be built on the land to the south of Sands Lane in Hunmanby. Funding of £435,000 has been allocated to Broadacres to help bring the scheme forward.

 

Supporting local communities

Across North Yorkshire, there are more than 9,000 households on housing waiting lists, alongside over 8,200 second homes. The council tax premium aims to encourage more homes back into full-time use, while ensuring those that remain second homes contribute directly to improving access to affordable housing.

The funding forms part of a wider investment programme by North Yorkshire Council, which will see:

  • £12m committed to an affordable housing delivery fund
  • £4m invested in a rural housing delivery fund
  • £2m supporting regeneration projects
  • £4m allocated to a new supported housing scheme on the coast for people with complex needs who have experienced rough sleeping

If the planning application is approved, the Hunmanby scheme will mark an important step in turning locally raised funding into tangible homes for local people, supporting stronger, more sustainable communities.
