From 27 October 2025, Awaab’s Law requires us to investigate and fix health hazards in your home within strict legal timeframes. Here’s what you need to know.
Awaab’s Law is named after two-year-old Awaab Ishak, who tragically died in 2020 after living in a home with serious damp and mould. His preventable death led to this important change in social housing law.
The law currently covers:
From 2026, it will expand to include excess cold and heat, falls, fire safety, and electrical hazards. By 2027, all 29 housing hazards will be covered.
We assess every report based on risk level and respond accordingly:
Immediate danger like gas leaks, severe electrical problems, or serious damp and mould – especially if you have children, elderly people, or health conditions in your home.
Moderate issues that could worsen quickly or affect vulnerable household members.
Problems that need fixing before they escalate but aren’t urgent.
Every home is different. What’s medium risk in one home might be high risk in yours, depending on your circumstances. We assess each case individually.
Can’t complete on time? If we can’t finish high-risk repairs within 24 hours, we’ll offer you alternative accommodation at our expense.

If there’s immediate danger to your health and safety, report it straight away.
