Broadacres must ensure that your home meets the standard set out in section five of the Government’s Decent Homes Guidance and we must continue to maintain your home to at least this standard. This guidance can be found by CLICKING HERE
Broadacres must make sure your home meets the current minimum legal standard. This means that:
- your home does not have any serious hazards which put you at risk
- your home is in a reasonable state of repair
- key components of your home such as the kitchen or bathroom are reasonably modern
- your home is reasonably warm

Broadacres also has a responsibility to keep accurate data regarding the condition of all its homes so that we can report on how well we are meeting these standards. Some time ago we decided that in measuring how the Decent Homes Standard is being met we would include homes as not meeting the standard if:
- the homes have components that require minor refurbishment (for example ridge pointing to roofs)
- homes that only have a bathroom or kitchen that is due to be replaced, but no other components
- homes that require surveys on components, but we do not expect the components to have deteriorated since their last survey
- components that are in in good condition but have reached the end of their nominal life
The definition we use is wider than that within the legislation for Decent Homes, as we feel that it better describes the overall condition of a home.
