How we set your rent
We set the rents for our properties by taking account of the
number of bedrooms in a property, how much the property is worth
and the average income levels in the county. This is in line with
government policy, which requires all housing associations and
local councils to set their rents in this way.
Overall, the rent we charge should be less than the “market
rate”. We review the rents each year and we will tell you about any
change in the rent for your home. Any changes will take effect in
April.
Service charges
If you have a tenancy where we provide extra services or
facilities such as heating or shared rooms, your rent will include
a service charge. We will review service charges each year and they
are based on the costs for the previous 12 months. We will tell you
about any changes, which will take effect in April.
When your rent is due
It’s important that you pay your rent and service charges on
time. Our rent pays for services, improvements and repairs. If some
tenants do not pay, it affects our ability to provide services for
those that do.
Rent is due each week. This means that you must have paid your
rent by Friday (or the last working day if there is a bank holiday
at the end of the week).
If you pay at a post office or PayPoint outlet, please allow
enough time for your payment to reach your account.
If you want to pay at longer intervals, for example, every
month, you should make sure that you make payments in advance (that
is, rent for the following month)
Rent statements
We will send you a rent statement four times a year showing how
much rent we have charged you, what you have paid and the balance
on your account.
