Our properties in Hambleton, Richmondshire, Ryedale, Scarborough and Selby are allocated through North Yorkshire Home Choice if you would like to apply for housing, make a bid or see properties advertised this week please click on the website address North Yorkshire Home Choice.
This is a choice based lettings scheme that applies across all the local council's in North Yorkshire and York (apart from Harrogate). The local authorities and most housing associations will advertise their properties and applicants registered with the scheme will be able to bid (show interest) for the homes.
In Darlington we advertise our homes through the Compass choice based lettings scheme and in County Durham through Durham Key Options.
In Harrogate and the East Riding of Yorkshire our homes are let through nominations from the local authorities waiting lists and you should contact them to apply to go on their register.
Broadacres has charitable status which means that you must meet certain criteria to be able to be allocated one of our homes. (If you are eligible to be put forward from the local councils list, you will still need to meet our criteria).
These criteria are:
- you are aged 16 or over and are having difficulty finding or sustaining suitable accommodation because of your financial circumstances; or
- you are aged 65 or over and need accommodation that has been specifically designated for this age group; or
- you need specifically designed or adapted accommodation because of a mental or physical need and are unable to buy or rent such a property within your means; or
- you need supported accommodation; or
- you are an existing tenant of Broadacres.
What do we mean by financial circumstances
Applicants can only be allocated accommodation if they do not have the resources to obtain accommodation on the open market which meets their reasonable housing needs. We have set general levels of income and assets based on the private rented market in the local authority areas where we have property. However, we reserve the right to carry out further investigations into an applicant’s financial status in order to determine whether they are a proper charitable beneficiary.
Accommodation for those 65 or over
We have designated certain accommodation which is particularly suitable for those aged 65 or over due to its design, facilities and closeness to amenities. If you need such accommodation for reasons such as your health and wellbeing; under occupancy or financial hardship you will not normally need to meet the financial criteria. However, if you already own a property we reserve the right to carry out further investigations into whether you can meet your needs from your own resources.
Accommodation designated for this age group may also be allocated to younger people if, because of their health and wellbeing, they particular need the facilities of this type of accommodation.
Specially designed or adapted accommodation
If you have special needs and your own home cannot be adapted to meet those needs you will not normally need to meet the financial criteria. However, if you already own a property we reserve the right to carry out further investigations into whether you can meet your needs from your own resources.
